1. How many homes will be built in Heron Bay?
A: There are currently 1,000 homes in Heron Bay, with plans for approximately 2,060 homes at completion.

2. Can I buy a lot in Heron Bay and build my home at a later date?
A: The developer of Heron Bay has released a select group of custom lots for individual consumers to purchase under this Retail Lot Sale Program.  Our goal is to create an opportunity for future homeowners to secure a homesite now, while interest rates are at historic lows.  Once a lot is purchased, the construction process can be delayed for a period of up to two years, thereby allowing time to sell an existing home, arrange financing, or design a new home.  Stop by the Sales and Information Center for more information.

3. Can I bring in my own builder?
A: Yes. If you have a builder in mind that you would like to use, they would need to complete and submit a Builder Application detailing his or her building experience and history to the address below.  Builder Applications are available at the Sales and Information Center.  We would be happy to consider their company for inclusion in our custom builder group program. 4.Can I bring my own floor plan and have it custom built?
A: Yes, most of our custom builders will build from plans provided by the prospective homeowner; however, the plans must be approved by the Architectural Review Board and must adhere to the building guidelines set forth at Heron Bay. 5. Are there any active adult or age targeted residential neighborhoods in the community?
A: Yes.  There are several low-maintenance patio-home neighborhoods within Heron Bay. They have been designed with the needs of the active adult in mind. They include both golf and non-golf home sites. While the design of these neighborhoods is targeted to appeal to an active adult lifestyle, they are not age-restricted.

6. Who has access to the Cole Reservoir?
A: Cole Reservoir is owned by the Henry County Water Authority (HCWSA) and is governed by their guidelines and restrictions.
All Heron Bay residents who have an active account with the Henry County Water Authority (HCWSA) have the capability to obtain a seasonal permit, which must be purchased through HCWSA. Their contact information follows:

Directions to public dock: Once you leave Heron Bay, turn left onto Hwy. 155. Turn left onto Hampton Locust Grove Road. Stay on Hampton Locust Grove Road for one mile and turn left onto Weems Road.  Follow Weems Road until it dead-ends.  The access road is at the end of Weems.

7. How much are the yearly association fees and what are they paying for?
A: The Heron Bay annual fees are currently $840. Neighborhood associations may have additional yearly fees. These fees are used for the maintenance of the common areas, the pools, amenities, street lights in common areas, landscaping and other expenses that the community may incur. A budget summary will be provided to each homeowner within 120 days after the fiscal year closes.

8. Does Heron Bay have commercial real estate plans?
A: Minerva has committed to developing several commercial properties that will include businesses such as banks, daycare centers, dry cleaners, medical offices, pharmacies and restaurants that will be beneficial for Heron Bay residents. 9.Will there be any mixed-use developments in or near Heron Bay?
A: Yes, a future phase of Heron Bay includes a Village Center to be located on Hwy 155 south of Heron Bay Boulevard.
