A: Heron Bay is located off Hwy. 155 approximately 5 miles southwest of I-75. The community can be reached from I-75 South by taking exit 216 (Hwy. 155). Turn right and proceed approximately 5 miles. The community entrance is on the right (approximately 1 mile past the intersection of Hwy. 155 and Bill Gardner Parkway).

From I-75 North take exit 216. Loop around exit and turn right. Continue straight approx. 5 miles to community entrance on the right.

Heron Bay has three estate neighborhoods with lots ranging from 3/4-to 11/2 acres.

A: There are currently parks in the following neighborhoods: Pinehurst, Wildewood, The Springs and Lakeview. The neighborhood parks are designed to be passive recreation areas for picnics, etc. The sports fields in the Parkwood neighborhood is geared toward active pursuits i.e. soccer, Frisbee, etc.

A: A new Publix shopping center is now open at the corner of Bill Gardner Parkway and Hwy. 155, just 1 mile north of Heron Bay. Residents of Heron Bay can grocery shop at an 80,000-square-foot super Ingles grocery outlet just east of I-75 on Bill Gardner Parkway.

In addition, a Publix shopping center is located at 920 Hwy. 81E in McDonough, and a Publix and a Kroger are located at 301 Jonesboro Road also in McDonough.

The Tanger Outlet Mall is also located just east of I-75 within 6 miles of the community. A national mall developer, Simon Properties, has announced plans for a new regional mall in Henry County, to be named South Pointe. JC Penney and Kohls are now open at the South Pointe location. The mall site is located at exit 218 (Hwy. 20) off I-75. Many major "big box" retailers also have sites within an easy drive of Heron Bay. These retailers include Super Target, Super Walmart, The Home Depot and Lowe's.

The Town Center development on the south side of the entrance is now underway. The commercial area on the north side of the entry will be developed as a future phase. The developer's intent is to promote businesses that will benefit and be useful to the residents of Heron Bay. Such businesses could include daycare center, medical offices, dry cleaner, restaurants, banks, pharmacy real estate office, etc.

As of October 2007, committed businesses include:

  • Spalding Regional Urgent Care at Heron Bay had its grand opening on October 5th, 2007. The public opening was Monday, October 8th, 2007. Visit www.SpaldingRegionalUrgentCare.com for additional information.
  • Bank of Griffin will be opening July 2008
  • Bay Pharmacy is now open as a full-service 2,400 sq. ft. pharmacy with a drive through.
  • Other businesses negotiating to locate here include a full-service dry cleaner, optometrist, daycare, Mexican restaurant, Japanese restaurant, a hair salon with beauty supply and a nail salon. Subway's corporate office has approved the site and will be negotiating for an operator.

A: The land south of the Wildewood neighborhood, which fronts Hwy. 155, is owned by Minerva and is zoned for a variety of commercial, office and residential uses. It is designed to be a "village-style" commercial node, surrounded by a variety of different types of residential uses including live/work units, apartments, condos, town homes and single-family housing. The goal is to have smaller spaces with uses such as book shops, bakery, barber, bar, restaurants, butcher, art shop, real estate office, etc. (not typical "big box" retail).

A: Henry County residents of Heron Bay will attend Bethlehem Elementary school starting in the 2007 - 2008 school year. This brand new school is located off Bethlehem Road just a short distance from Heron Bay.  Luella Middle School and Luella High School are located at a new complex located within 2 miles of Heron Bay on Hampton Locust Grove Road.  Spalding County residents of Heron Bay will attend Jordan Hill Elementary School, Kennedy Road Middle School and Spalding High School.

A: Yes. The Charter School is a concept only at this point and will require the full support of the two Boards of Education (Henry and Spalding County).  The proposed Charter School is scheduled to open in August 2009 for Kindergarten - 5th grade. One grade will be added each school year up to 8th grade, for a total enrollment of 550 students. Minerva will play a large role in the creation of this proposed school, but the ultimate management, success and long-term quality of the school will be driven by the people who have the most at stake - the parents of the children who will attend.

A: Heron Bay residents or anyone who has an active account with the Henry County Water and Sewage Authority (HCWSA) has the capability to obtain a seasonal permit, which must be purchased through HCWSA. Their contact information follows:

  • Directions to public dock: Once you leave Heron Bay, turn left onto Hwy. 155. Turn left onto Hampton Locust Grove Road. Stay on Hampton Locust Grove Road for about 1 mile and turn left onto Weems Road. Follow Weems Road to the end to get to the access ramp.       
The Cole Reservoir is owned by HCWSA and is governed by their guidelines and restrictions. Currently the guidelines are as follows:
  • Fishing is permitted in designated areas from April 1 through September 30, 7 am to 7 pm, Saturday, Sunday and Wednesday only, and Memorial Day, July 4 and Labor Day.
  • No fishing is allowed from the banks at Heron Bay.
  • Swimming is not permitted.

A: The Heron Bay annual fees are currently $510. Neighborhood associations may have additional yearly fees. These fees are used for the maintenance of the common areas, the pools, amenities, street lights in common areas, landscaping and other expenses that the community may incur. A budget summary will be provided to each homeowner within 120 days after the fiscal year closes.
